Should you Build a Spec Home or a Custom Home?

If you’re planning on building a new home, the first choice you’ll make is whether to build a spec home or a custom home. Either option comes with pros and cons you should seriously consider before making your choice. 

Deciding which option is best for you and your family can be challenging. So today, we’re giving you the positives, negatives, and insights to help you decide the best option for you…  

Spec Homes: Pros & Cons

Pros: A spec home comes with a swift timeline. You can probably have your home completed in about six months (that’s fast!). Spec homes are also more affordable in general. 

Cons: Typically, one builder builds the whole neighborhood, so the houses all tend to look the same. Your options on materials and fixtures are limited and usually to the blandest of selections. Spec houses are not houses designed by an architect with your family in mind. So if you’re into design, a spec home may leave you with some regrets.

Custom Homes: Pros & Cons 

Pros: When you decide to go the custom home route, you get to choose your architect, interior designer, and builder. You can perfectly personalize every detail for your family, so the design options are unlimited. You can basically build whatever your HOA and your imagination will allow. 

Cons: There are hundreds of decisions to be made. If you don’t want to make many decisions, this may not be the option for you (although having a designer helps a lot with decision making). The timeline required for a custom home is at least a year, and if you need a shorter timeline, a spec home is faster. The investment is also typically more than with a spec home, which makes sense — you're getting a custom, one-of-a-kind home.

Which is Right for You?

As an interior designer, I work directly with homeowners on custom-built homes, so I know the process can seem daunting. But with professionals guiding you, building a custom home can be straightforward and even fun. 

Whether to go custom or spec is a personal choice, but I encourage any family wanting to build a new home to weigh the pros and cons and strongly consider custom. It’s worth it...especially when you get to custom design interiors with all the functionality and special features your family craves! (Like a built-in designed for the exact size TV you want.)
